Sunrise is an inland city on the western edge of Broward, about twelve miles from Fort Lauderdale and right up against the Everglades. Salt spray is not the problem here.     In a condo the air handler usually lives in an interior closet, and its condensate line can travel a long way before it reaches a drain. A slow clog shows up as water on the closet floor, a tripped float switch that shuts the system off, or a stain on the ceiling of the unit below. Replacing the equipment can also bring in the association's rules on where the outdoor unit may sit and when contractors can get in, so those are worth checking before a replacement is scheduled.

How a visit for a cooling or water problem goes

In a condo or an older house, a visit for a system that won't cool or a puddle that keeps coming back usually runs in this order.

  • The closet first. The air handler, the filter, the drain pan and the float switch say a lot before any panel comes off. Standing water in the pan or a tripped switch points straight at the drain.
  • Follow the drain to its end. A condo drain line can run through walls or ceilings before it reaches an outlet. We find where it actually discharges before clearing it, so the fix holds.
  • Read both halves. The data plates on the air handler and the outdoor unit tell us the age, the refrigerant and whether the two were ever meant to work together. That shapes what a sensible repair looks like.
  • Measure. Refrigerant pressures, the temperature drop across the coil, and the capacitor and contactor readings. A fault code is a clue, not a diagnosis.
