What matters for AC in Weston
Weston sits at the far western edge of Broward, a master-planned city whose whole western boundary meets the Everglades. Arvida/JMB laid out most of it under the name Indian Trace and finished the first homes, in Country Isles and Windmill Ranch, in 1984; Bonaventure, built separately, joined the city the year after it incorporated in 1996. Most of what stands today went up in the 1990s and 2000s, largely as detached houses and townhomes. For air conditioning, that age profile matters more than any one neighborhood. The original equipment is mostly gone, yet replacements still push air through the ducts, returns and drain lines designed when the houses were new, and in many homes the right question is whether the layout itself, and not only the outdoor unit, is part of the problem.
Weston grew out of roughly 15,000 acres that Arthur Vining Davis, Arvida's first owner, took control of in the 1950s. The Bonaventure area was sold and built out independently, while Arvida/JMB developed the remainder as a master-planned community originally named Indian Trace; its first homes, in Country Isles and Windmill Ranch, were finished in 1984. Residents voted to incorporate in 1996, and Bonaventure chose by about two to one in 1997 to join Weston rather than Sunrise.
More about homes in Weston
That timeline shows up plainly in Census figures: half of Weston's housing units were built in the 1990s and nearly a quarter in the 2000s, while under 7 percent predate 1980 and only about 2 percent were built after 2009. Close to two-thirds are detached houses and 13 percent are attached. Few air conditioners last thirty years in South Florida, so the equipment in most of these homes is no longer original. The duct layout, the drain routing and the spot where the builder put the air handler usually are.
Weston is Broward's westernmost city, with the Everglades along its entire western edge, and its tropical monsoon climate is very humid and sunny for most of the year, which keeps cooling equipment running long hours and pulling a lot of water out of indoor air.

What we see in Weston homes

Builder duct layouts in 1990s and 2000s houses
Roughly three Weston homes in four were built between 1990 and 2009. In those houses the outdoor unit has usually been changed at least once, but supply runs, return locations and the thermostat position still follow the original plan. In a two-story layout served by one system with a single downstairs thermostat, the upper floor commonly runs several degrees warmer, and a larger replacement unit seldom cures it. Balancing dampers, an added upstairs return, zoning or a separate system for the second floor deal with the cause, and a replacement is the sensible moment to weigh them.
Local consideration
Float switches and pans under air handlers
AC Leaking Water InsideFlorida's mechanical code requires backup protection wherever an overflowing condensate drain could damage the building. That means a secondary pan with its own drain, or a water-level switch that shuts the equipment off. That is why a system with its air handler in an attic or above a finished ceiling may simply stop on a muggy afternoon. The float switch has tripped because the primary line is clogged. Clearing the line, not bypassing the switch, is the fix. If water has already stained a ceiling, the pan and its drain need attention as well.
